Demand & Data
What actually gets automated
Not tools. Not dashboards. Operations.
Guest communication
AI replies instantly, 24/7 — replaces front desk and inbox coverage.
Listing management
Creation, updates, and sync across channels — replaces listing admin work.
Pricing
Auto-adjusts from demand signals — replaces manual rate desk work.
Booking handling
Confirmations and calendar execution — replaces booking coordinator roles.
Reviews
Requests and responses run on policy — replaces reputation busywork.
Issue handling
AI resolves most cases to completion — replaces first-line support.
Channel sync
Works with platforms; replaces channel managers and spreadsheet ops.
Financial tracking
Income, performance, and forecasting roll up automatically — replaces ops reporting.
Not another tool
- Channel managers → still need manual control
- CRMs → still need operators
- “Automation” point products → partial coverage
- ASI → replaces the operational layer entirely
Built for any scale
- 1 apartment → fully automated
- 10 units → no staff needed
- 100+ units → centralized AI control
Used in real estate, hospitality, corporate housing, and distributed operations.
Location analysis runs automatically
Enter an address — magnets, competitors, and demand scores execute without a manual research stack.
ASI runs the scoring pipeline; you get execution-ready signals, not a slide deck to interpret.
Surfaces where intent-aligned demand concentrates — inputs listing and pricing can act on.
Methodology draws on location-evaluation logic from Yaroslav Strigunov's course, adapted for automated scoring.
Uses live OpenStreetMap data

Execution layer
Work that used to sit with an ops team — the system runs it end to end.
Customer communication
Runs inbound guest messaging around the clock — no delays, no missed threads.
Data collection & intake
Executes qualification and data capture end to end — replaces intake staff.
Workflow & scheduling
Access codes, cleaning, recurring tasks — the system executes and closes them automatically.
Payments & monetization
Upsells, late checkouts, add-ons — invoiced in chat, paid in one tap.
Dynamic pricing
Rates move with demand, competition, and load — without a revenue manager in the loop.
Rare operator handoff
True edge cases route to a person with full context. Everything else executes automatically.
Security & access control
Real-time monitoring, access control, incident detection, and automated response workflows.
Platform modules
Autonomous systems on one infrastructure — each runs its domain.
Real Estate Autopilot
ACTIVERuns guest communication, operations, payments, and control end to end.
Security Autopilot
COMING SOONMonitors events, runs access rules, and executes incident response automatically.

How the automation works
Direct answers — no marketing, no jargon.
After setup, you only run two things manually: configure your property to ASI's recommendations and hire line staff (housekeepers, maintenance). Everything else — guest communication, calendar management, cleaning coordination — the system executes automatically.
Guest payment data is never stored in ASI — it's processed encrypted on the bank's side and we receive only one-time tokens. Lock codes and Wi-Fi credentials are stored in a secure encrypted vault with encryption at rest and strict access control. The system only issues them as part of automated workflows, masking them in logs and interfaces.
Yes. The platform is built for property portfolios: a unified dashboard, role-based access, and transparent operational visibility for each unit. Onboarding and billing can be structured under a legal entity contract — no need to maintain separate operational staff per property.
A channel manager is software you still steer. ASI runs the operational layer: listings, sync, occupancy, and channel decisions execute automatically against your rules. You are not replacing one dashboard with another — you are replacing the people and manual control that sat on top of the channel stack.
Yes — dynamically, in real time. Competitor pricing, local events, OTA signals, and historical demand feed the model; the system adjusts rates and availability automatically. That is the revenue-manager function, executed continuously without a person reconciling spreadsheets.
On the contrary — 99% automation means the portfolio can grow without adding booking agents, administrators, or dispatchers. Eliminating even one booking role is an immediate cut in operating cost.
We strongly recommend installing electronic locks — ASI then generates unique PIN codes for each guest automatically. However, the system is flexible: if you currently use mechanical keys or key boxes, we can easily configure the process around them.
The system automatically assigns tasks to housekeepers with precise timing right after a guest checks out. We're also developing an internal database and rating system for line staff to recommend the best specialists.
Future ASI updates will include a global guest blacklist, allowing the system to screen out problematic guests at the booking stage — those who exploit platform policies by filing false complaints to get refunds.
Three factors: labor no longer scales with booking volume; channel and listing execution run inside ASI instead of extra subscriptions; automated pricing and channel mix remove manual vacancy risk and lift revenue per stay.
CRMs and most PMS layers are interfaces: your staff still performs the work inside them. ASI executes the work — guest comms, bookings, tasks, and coordination run automatically. Owners keep strategy and asset decisions; the operational layer runs without that headcount.
